There's a version of the investment build where you go as basic as the budget allows, ride the rent for a few years, and accept the maintenance bill later. That isn't us, and frankly it isn't a great strategy. The opposite extreme, top-tier finish on a long-term rental, doesn't usually pencil either. We aim for the middle: tenant-appeal finishes that hold up under wear, on a slab and frame that will be fine in twenty years.
We are properly licensed and fully insured, with around 40 years of combined building industry experience behind the team.
Most investors we talk to want three things: a known number, a known timeline, and a finished house that doesn't generate maintenance calls in the first two years. That's what we aim to deliver.
The project manager IS the builder. On an investment property where you might not be visiting the site weekly, that single point of contact is the difference between a job that stays on track and a job that drifts. You get the same person from first site visit through to handover.

Lower overheads than volume builders, combined with long-standing supplier relationships, means more of your build budget goes into the actual house. That's where investment-grade value lives, in the bones of the build, not the marketing brochure.

Our standard plans work well as investment builds, across our facade styles: Hamptons, Horizon, Traditional, Urban. For steeper blocks, a highset design may suit where the rental market supports the larger footprint.

Investment builds across North Brisbane
The investment build enquiries we see most often come from Strathpine, Kallangur, Petrie, Brendale, Caboolture, Morayfield, Narangba, North Lakes, Mango Hill, Griffin, and Murrumba Downs. These are the North Brisbane growth corridors where rental demand, infrastructure spending, and lot supply currently line up.
We also build investment properties on acreage through Samford, Dayboro, Ferny Grove, The Gap, and out into the Kilcoy region, Mt Mee, D'Aguilar, and Woodford, where the market for larger family rentals can be strong. We assess Sunshine Coast investment work case by case.
We're upfront about budget. Our typical range runs from around $180,000 for a granny flat through to roughly $1 million for a full new build. We aren't the right call for $2M-plus front-end luxury projects, and we'll politely refer that work on.
