Every duplex project starts the same way: with a frank look at the block. Is it actually zoned for dual occupancy? Does it have the frontage and area the council requires? Are there easements, sewer mains, or overlays that will reshape your set-out before we've drawn a single line? The build itself runs through these stages:

Pre-build:site investigation, soil report, contour survey, council enquiries on dual occupancy and overlays

Design and engineering:floor plans for each unit, party wall detailing, energy compliance, structural engineering

Slab and frame:engineered slab, structural framing for both units, all under one program

Lock-up:roof, external walls, windows, external doors, balconies on both sides

Fit-out:kitchens, bathrooms, ensuites, laundries, internal joinery

The duplex enquiries we see most often come from corner blocks and battle-axe blocks in Strathpine, Kallangur, Petrie, Brendale, Caboolture, Morayfield, Narangba, North Lakes, Mango Hill, and Murrumba Downs. These are the suburbs where dual occupancy zoning, transport access, and rental demand currently stack up.

Larger acreage-zoned blocks through Samford, Dayboro, and the Kilcoy region are usually not duplex-friendly. We'll tell you that straight rather than waste your time on a feasibility that won't get past council. Where the site does work, we'll happily talk through what's possible.
