Samford, Dayboro, Ferny Grove, The Gap

Samford carries the strongest acreage character in the district: 1-acre, 2-acre, 5-acre blocks, mature trees, established lifestyle properties. Dayboro is similar with a more rural feel and longer trade-access drives. Ferny Grove and The Gap sit on the urban edge of the Hills district. Block sizes are larger than the average North Brisbane suburb but smaller than full acreage. The slope and the tree cover are still real, just at a smaller scale.

Working with Hills district overlays

For most blocks across the four suburbs, we will walk the site before we quote. Standing on the block tells you ten times more than the title plan does.

Many Hills district blocks carry overlays: bushfire, biodiversity, character, environmental significance, riparian. These overlays affect what you can build, where, and out of what materials.

We will check the overlays at the site visit and tell you straight what the overlays will and will not allow. We have built often enough in the area to know which overlays move slowly and which do not.
