Why the free site visit matters before any quote
Most builder quotes are built on assumed site conditions: standard soil, flat ground, simple access, no overlays. When the soil test comes back showing reactive clay or the contour survey shows a 1.5m fall, the quote moves, and the homeowner is the one absorbing the shock.
The team at Oakridge Living does the site visit first, then the soil and contour investigations, then the quote. By the time we put a number in front of you, the site costs are based on the actual conditions, not a brochure assumption.

What we walk through on your block
Block access and the route construction vehicles will use
Existing trees, services, and any obvious overlay flags (flood markers, koala habitat, bushfire fuel load)
Likely pad position and orientation
Where retaining, fill or cut might be needed
Where tanks, septic or services need to go on acreage blocks
The realistic build envelope given easements and setbacks
Anything specific to your block that would push site costs up or down

What to bring (or have ready)
A site visit is more useful if you can have a few things ready, but none are mandatory.
Block address and lot/plan numbers
Title plan or contract of sale (if you've recently purchased)
Any plans or sketches you've drawn or commissioned
Soil tests or surveys if you've already commissioned them
Council overlay information if you have it (we can pull this ourselves if not)
A rough sense of your budget band and your brief
